By creating a UniRenter account or using any UniRenter service, you agree to these Terms. Please read them carefully. If you do not agree, you must not use UniRenter.
1. About UniRenter
UniRenter is a digital platform that connects students seeking accommodation and housemates. UniRenter is not a real estate agent, property manager, or licensed agency. UniRenter holds no licence under the Property and Stock Agents Act 2002 (NSW), Estate Agents Act 1980 (VIC), or Property Occupations Act 2014 (QLD). UniRenter does not act on behalf of landlords or tenants in any licensed capacity.
UniRenter is a service platform, not a social media platform. All user content is private โ UniRenter does not host public feeds, public posts, or user-generated public content.
UniRenter is a student accommodation matching platform operated in Australia. UniRenter provides a platform for students and related individuals to connect for the purpose of finding shared accommodation. UniRenter does not provide real estate services, act as a landlord or agent, and is not a party to any rental or housing agreement made between users.
2. Eligibility
To use UniRenter you must:
- Be at least 18 years of age, or 16โ17 years of age with verifiable parental or guardian consent
- Be a current student, recent graduate, future enrolled student, or related community member as defined in the registration process
- Provide accurate and truthful information during registration
- Have a valid mobile phone number capable of receiving SMS verification
- Reside in, or be intending to reside in, Australia
3. Account responsibilities
You are responsible for all activity on your account. You must:
- Not impersonate any other person or provide false information
- Not create multiple accounts โ one account per phone number
- Keep your contact details current โ particularly your phone number and city
- Not use UniRenter to engage in any fraudulent, harassing, discriminatory, or illegal activity
- Report any suspicious, scam, or harmful content using the in-platform reporting tools
UniRenter reserves the right to suspend or permanently remove any account that violates these Terms, without prior notice and without refund of any fees paid.
4. Prohibited conduct
The following are strictly prohibited on UniRenter:
- Requesting or accepting payment before a property inspection has taken place
- Sharing financial details (credit card numbers, bank account numbers, BSB) via the messaging system
- Posting fraudulent, misleading, or scam property listings
- Sending unsolicited bulk messages, spam, or commercial advertising to other users
- Harassment, bullying, threatening behaviour, or discriminatory language
- Sharing another user's personal information without their consent
- Attempting to circumvent UniRenter's safety systems or verification processes
5. Broken lease listings
UniRenter provides a broken lease board as an information service only. UniRenter does not verify the accuracy of lease listings, does not guarantee landlord approval, and is not responsible for any financial loss arising from lease transfer arrangements made between users. Users must obtain independent legal advice and conduct due diligence before entering any lease transfer agreement.
6. Agent referrals
Where users opt in to housing agent referral, UniRenter shares the user's stated housing preferences with a partner agent. This is done only with the user's explicit consent (opt-in checkbox). UniRenter does not guarantee that an agent will contact the user or that suitable properties will be found. UniRenter may receive a referral fee from partner agents.
7. Limitation of liability
UniRenter provides a platform to connect users and is not responsible for:
- The accuracy of information provided by other users
- The outcome of any accommodation arrangement or lease agreement
- Any financial loss, property damage, or personal harm arising from connections made through the platform
- The conduct of any user, landlord, or agent connected through UniRenter
To the maximum extent permitted by Australian law, UniRenter's total liability to any user is limited to the amount paid by that user to UniRenter in the preceding 12 months.
8. Account sleep modes & inactivity
UniRenter offers voluntary "sleep mode" options allowing users to temporarily pause their profile without losing their account or data. Accounts inactive for more than 90 days without a sleep mode selection will be prompted to confirm their status. Accounts inactive for more than 180 days may be archived. Users can reactivate archived accounts at any time by logging in.
9. Intellectual property
All content, design, trademarks, code, and materials on UniRenter are the intellectual property of UniRenter and are protected by Australian copyright law. You may not reproduce, distribute, or use any UniRenter content without express written permission.
10. Governing law
These Terms are governed by the laws of Victoria, Australia. Any disputes will be subject to the exclusive jurisdiction of Victorian courts.
11. Changes to these Terms
UniRenter may update these Terms from time to time. Material changes will be notified via email or in-app notification. Continued use of UniRenter after notification of changes constitutes acceptance of the new Terms.

Privacy Policy

UniRenter is committed to protecting your privacy. This policy explains what personal information we collect, how we use it, and your rights under Australian law.
1. What information we collect
Information you provide directly:
- Mobile phone number (used for verification โ encrypted, never displayed publicly)
- Email address (optional, for verification or notifications)
- First name and profile photo
- University, student status, field of study
- Lifestyle preferences, housing preferences, suburb preferences, and budget
- Country of origin and country of residence (displayed as a flag icon only)
- Religious and cultural household preferences (private by default, used for matching only)
- Agent opt-in details (contact method and email โ shared with agent only on explicit consent)
Information collected automatically:
- Device type, browser, and operating system
- Pages visited and features used (analytics)
- Time and date of last login (used for active/sleep mode status)
- IP address (used for fraud prevention โ not stored long-term)
2. How we use your information
- Matching: Your profile preferences are used to calculate compatibility scores with other users
- Verification: Your phone number is used to send OTP verification โ it is encrypted and never shown to other users
- Safety: To detect and prevent scams, fraud, and policy violations
- Agent referral: Only when you explicitly opt in โ your housing preferences are shared with a named partner agent
- Communications: To send account notifications, match alerts, and important updates
- Platform improvement: Aggregated, anonymised data to improve matching and features
3. What we do NOT do
- We do not sell your personal data to any third party
- We do not share your phone number with other users or landlords
- We do not use your data for advertising targeting
- We do not share your religious or cultural preferences publicly โ these are used for matching only
4. Data storage & security
Your data is stored securely using Supabase (hosted in Australia โ Sydney region). We use encryption for sensitive fields and follow industry-standard security practices. We retain your data for as long as your account is active, plus a reasonable period after account closure for legal compliance.
5. Your rights under Australian Privacy Law
Under the Australian Privacy Act 1988, you have the right to:
- Access the personal information we hold about you
- Correct inaccurate or incomplete information
- Request deletion of your account and personal data
- Withdraw consent to agent referral or optional data uses at any time
- Complain to the Office of the Australian Information Commissioner (oaic.gov.au) if you believe your privacy rights have been breached
6. Cookies
UniRenter uses minimal cookies for session management and analytics. We do not use advertising cookies. You can disable cookies in your browser settings but this may affect some platform functionality.

Permitted use
You may link to UniRenter and share individual pages for informational purposes. Students may print or save individual guide pages for personal use.
Prohibited use
- Reproducing or republishing UniRenter content without written permission
- Using the UniRenter name, logo, or branding in any commercial context
- Copying the platform design or concept for a competing service
- Scraping or automated extraction of data from the platform
Third-party content
UniRenter links to third-party resources (Consumer Affairs Victoria, Surf Life Saving Australia, etc.) โ these remain the property of their respective owners. UniRenter does not claim ownership of linked external content.
